These Terms of Use ("Terms") govern your access to and use of valandsolutions.com (the "Site"), which is operated by Virginia Land Solutions ("Virginia Land Solutions," "we," "us," or "our"). By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1. Who we are
Virginia Land Solutions is a Virginia-based real estate investment company. We purchase real property (land, homes, farms, and other real estate) as a principal — for our own account, for investment or resale. We are not a real estate broker or agent, we do not represent property owners or buyers, we do not list property for sale, and we do not provide brokerage, appraisal, legal, tax, financial, or investment advice.
2. No professional advice; independent advisors
Nothing on the Site is legal, tax, financial, accounting, appraisal, or real estate advice, and nothing creates a fiduciary, agency, or advisory relationship between you and Virginia Land Solutions. You are encouraged to obtain independent legal, tax, financial, and real estate advice before making decisions about your property.
3. No offer, no guarantee of value
Information on the Site is provided for general informational purposes only. Submitting property information through the property intake form, contact form, or any other channel does not:
- Create a contract or binding agreement of any kind;
- Obligate you to sell your property;
- Obligate Virginia Land Solutions to purchase your property or to make an offer;
- Constitute an appraisal, valuation, or opinion of market value; or
- Guarantee any particular price, terms, or closing timeline.
Any purchase would be documented in a separate written purchase agreement signed by both parties. Descriptions of our process (for example, on the "How It Works" page) are illustrative and may change based on the specific property and circumstances.
4. Communications and consent
By submitting a form or otherwise contacting us, you consent to being contacted by Virginia Land Solutions at the phone number and email you provide, by phone, email, or text message, using the preferred contact method you select. Message and data rates may apply. You may withdraw consent at any time as described in our Privacy Policy.
5. Information you submit
You represent that any information you submit is accurate to the best of your knowledge and that you have the right to share it with us — for example, that you are an owner of the property or are authorized to inquire on the owner's behalf. Please do not submit Social Security numbers, driver's license numbers, bank account or card numbers, or other highly sensitive personal identifiers through the Site.
You grant Virginia Land Solutions a limited, non-exclusive right to use the information and documents you submit to evaluate your property, respond to your inquiry, and, if we proceed, work toward a potential transaction (including sharing with title companies, closing agents, surveyors, or similar professionals as needed).
6. Acceptable use
You agree not to:
- Submit false, misleading, or fraudulent information;
- Submit information about property you do not own or have authority to inquire about;
- Upload malicious code, viruses, or content that infringes another person's rights;
- Use the Site to harass, threaten, or defame any person;
- Attempt to gain unauthorized access to the Site, our systems, or other users' data;
- Scrape, crawl, or otherwise access the Site by automated means without our written permission;
- Use the Site in violation of any applicable law, including Virginia law.
7. Intellectual property
All Site content — including text, images, photography, graphics, logos, and design — is owned by Virginia Land Solutions or used with permission and is protected by copyright, trademark, and other laws. You may view and print pages for your personal, non-commercial use only. Any other use requires our prior written consent.
8. Third-party links
The Site may include links to third-party websites for convenience. We do not control and are not responsible for their content, policies, or practices.
9. Disclaimers
THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, AND AVAILABILITY. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.
10. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, VIRGINIA LAND SOLUTIONS AND ITS OWNERS, OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE SITE OR ANY INFORMATION OBTAINED THROUGH IT, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).
11. Indemnification
You agree to defend, indemnify, and hold harmless Virginia Land Solutions from any claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from your violation of these Terms or your misuse of the Site.
12. Governing law and venue
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to the Site or these Terms will be brought exclusively in the state or federal courts located in Virginia, and you consent to personal jurisdiction and venue there.
13. Changes to the Site or Terms
We may modify the Site or these Terms at any time. Changes take effect when the updated Terms are posted. Your continued use of the Site after changes are posted means you accept the updated Terms.
14. Termination
We may suspend or terminate your access to the Site at any time, with or without notice, for any reason, including if we believe you have violated these Terms.
